Upcoming Irrigation Water Shut-Off – Late October 2025
Dear Homeowners,
We would like to inform you that irrigation water for our association is expected to be shut down between Monday, October 20, 2025, and October 31, 2025, based on the Grand Valley Irrigation District’s schedule (source).
Please plan accordingly for any final watering or yard maintenance needs before this time. Once the system is shut down, it will remain off until next spring when water is released for the new season.
Important Post-Shutdown Instructions
After the HOA irrigation water has been turned off and the underground system has been allowed to drain (approximately 48 hours):
- Open your main supply valve to drain any residual water from the internal components.
- Water trapped inside the valve will freeze and expand, which can cause the valve body to crack.
- Damage may not be visible until spring startup when a cracked valve fails, requiring the entire HOA system to be shut down for individual repairs.
- Winterize your irrigation system.
- Each homeowner is responsible for having their irrigation system blown out with an air compressor to prevent freezing and rupture of lines, valves, and sprinkler heads.
- Several local companies in the Grand Valley provide this service—please schedule early, as they become very busy during shutdown season. Early scheduling also reduces the risk of a freeze before your system is serviced.
- If you’re comfortable working with plumbing, you can blow out your own system using an air compressor by connecting the compressor properly and manually cycling each valve to ensure every zone is cleared—even those not in regular use.
There are many online tutorials and guides available if you wish to learn more about this process.
Thank you for your attention and cooperation in helping maintain our irrigation system and prevent costly repairs. If you have any questions, please don’t hesitate to contact us at grandvalleyhomeowners@gmail.com.
Best regards,
